Commercial Master Planning Mixed-Use Neo-Traditional Retail

Nationally recognized as a pioneer of smart growth, Southern Village is a 312-acre mixed-use, neo-traditional community with 1,150 residential units (530 single-family homes, 250 apartments, 230 condominiums & 140 townhomes), community pools, clubhouses & tennis courts. Market Street is the heart of the community with 252,000 square footage of retail & office space, a church, an elementary school with playing fields, a daycare center, grocery store, shops, a movie theatre, fitness facility & 450 space Park n’ Ride lot. The focal point of the Village is a large green with a stage for outdoor entertainment events. More than 1.3 miles of greenway trails within the Village connect bike & pedestrian paths along Morgan Creek & the adjacent town park.

Southern Village is an example of New Urbanism Land Planning, reminiscent of the way communities have been built for centuries by creating a sense of place & community, protecting the environment, & promoting a pedestrian-friendly environment in which to live, work & play. The initial phase of work included extensive research & coordination with public officials. This unique product required a complete revision to all town ordinances, engineering standards & the rezoning process.
